Validation / verification request

General educational template only. Whether federal debt-collection rules apply depends on who is collecting, the debt and the facts. Do not send sensitive information you do not need to share.

Why the validation notice matters

CFPB guidance explains that covered debt collectors generally must provide validation information such as the creditor, account information, itemization/current amount and the end date of a 30-day dispute period. A timely written dispute can affect collection activity while the collector responds with verification.

Keep the underlying rental bill separate

Even if you use a debt-validation request, you still need to reconstruct the original rental account: lease, move-out statement, deposit credits, payments, repair charges and state-law deadlines. Debt-collection procedure and the validity of the original apartment charge are related but separate questions.

Scope warning. Federal debt-collection rules do not apply identically to every creditor or property manager collecting its own debt. Use the notice you received to identify who is collecting and consider legal help for an urgent or high-value matter.
