Why the validation notice matters
CFPB guidance explains that covered debt collectors generally must provide validation information such as the creditor, account information, itemization/current amount and the end date of a 30-day dispute period. A timely written dispute can affect collection activity while the collector responds with verification.
Keep the underlying rental bill separate
Even if you use a debt-validation request, you still need to reconstruct the original rental account: lease, move-out statement, deposit credits, payments, repair charges and state-law deadlines. Debt-collection procedure and the validity of the original apartment charge are related but separate questions.
