How the process works
- The landlord gives written notice of the right to be present.
- If the tenant wants to attend, the tenant advises the landlord in writing.
- The landlord provides the inspection date and time.
- After inspection, the tenant receives a written security-deposit disposition statement including an itemized damage list.
Why the report matters
If the landlord later claims additional damage, the tenant may use the move-out report as evidence supporting the position that the later-claimed condition did not exist at inspection.
Timeline detail: the normal 45-day rule and the narrow contractor extension are separate. Do not assume every Virginia landlord automatically has 60 days.
